About Sunriver Brewing

History

As an integral part of the community, the Sunriver Brewing Company proudly opened its doors on Independence Day, 2012.

A locally-owned business, they are deeply committed to providing the highest quality craft products coupled with the best in class service. Sunriver Brewery is a truly homegrown enterprise, driven by their love for and deep respect for the mountains, forest, rivers, and lakes — our stunning home. Their brewers’ dedication to craft and their persistent experimentation with ingredients result in the consistent quality of craft beer that has become synonymous with the town itself.

Lastly, for a truly unique experience, head on over to their Tap Room. The Tap Room in their production facility is fully stocked with fresh craft beer and provides that brewery vibe you’ve been looking for.  This unique location offers views of the stainless-steel fermenters and racks of bourbon barrels that house their world-class beer.

Sunriver Brewing Beer

Crafting quality grain is their specialty at Sunriver Brewing, claiming thirteen different medals at the 2024 Oregon Beer Awards. Indulge in the inviting Deseo, inspired by classic Latin American lagers. Deseo owes its quirky sweetness to the unique blend of 2-row malted barley, pilsner malt, and flaked corn. Light bitterness and irresistible hop flavors blend beautifully with true Mexican lager yeast, giving Deseo a clean and distinct character.

The Sun Streak pays tribute to modern Pilsners. It weds the refreshing crispness of classic lagers and the potent punch of handpicked PNW hops. Enjoy the fruity melody, the aroma of wildflower honey, and the striking notes of passionfruit and strawberry blossoms.

Their Vermont Vacation is a riot of flavors – a Hazy IPA that blankets barley, malted wheat, and flaked oats beneath a burst of juicy hops. Sweet notes of melon, accented with citrus, pineapple, and strawberry – this brew is a vacation in itself.

Step into Sunriver and unleash an adventure of taste with Infinite Frontiers – their hand-crafted West Coast IPA. This fearless brew hits the perfect note of evergreen, grapefruit, and spiced blueberry jam, all creeping over a solid malt backbone.

If you have anything in common with most other Americans right now, you’re feeling the bite of the travel bug and the resulting insatiable wander-itch. We at Casago have seen this first-hand: We’ve been booked solid ever since the green light was given for overnight stays in our gorgeous little town of Sunriver, Oregon. In fact, the Washington Post recently wrote an article labeling the phenomenon of “revenge travel,” a resurgence of visitors suffering from a COVID-restriction hangover. While the virus is still prevalent in many areas and precautions must be taken, experts are already seeing a bounce back for resort destinations within driving distance of major cities. That includes Casago!

So, what does all that mean for you and your holiday booking plans? “If you want to book a property with everything on your wish list for the upcoming holiday season, you’ll want to book now,” say Casago owners Greg and Stacy. In fact, if traveling for the holiday season is new to you and your family, you might be surprised to discover that most holiday bookings are done months in advance, before the season even begins. Because of that and the revenge travel trend, Casago is poised to have one of its biggest holiday seasons to date.

Stay ahead of the competition, and plan your family dream vacation with the following tips from Casago’s booking team.

Step 1: Get Family Members on Board

We know that many of you have developed fun, think-outside-the-box traditions for the holidays, but most of our guests still enjoy booking their vacation with their extended families. That usually means booking larger multi-family homes that can accommodate a crowd. The first thing that you’ll want to do is recruit extended family members, write down their bedding preferences, and get on the same page about your combined budget. If there are any amenities that are completely non-negotiable to certain family members, now is the time to establish those. Here are typical non-negotiable amenities that guests ask for:

Step 2: Book Your Property

Begin by browsing online. Of course, we recommend starting at our website, Arrived SunriverVacations.com. However, booking online can be a bit overwhelming, no matter how well the site is built. This is especially true if your list of requirements has grown a bit long. You may have an easier time speaking with a reservationist. Many of them know the properties like the backs of their hands and can set your expectations appropriately.

Here are a few things to expect when you do finally decide to start the booking process:

Step 3: Plan Your Major Activities

As the family member who has been appointed intrepid trip planner, you may think that your job is done. But wait, there’s more! You’ll also want to plan your major activities well in advance. While this tip normally rings true all the time, COVID restrictions have limited capacities at most businesses. If you’re planning on a couple nice evenings out with the entire family, you’ll need to call well in advance to request reservations for the holidays. We recommend calling as early as November to ask when restaurants are taking those reservations. If they’re not taking bookings yet, mark the day that they begin with a reminder on your calendar.

Step 4: Start Your Packing List

Finally, plan your outdoor and at-home activities. Take into account entertainment for the children, such as books, devices, games, etc., as well as for the adults (poker, anyone?). If you’re planning on preparing at least some meals at the vacation home, speak with the front desk to make sure all the kitchen supplies you need will be sufficiently stocked.

Step 5: Now, Chill Out

If you’ve followed all the steps we’ve laid out for you, chances are that you’re going to have a great holiday vacation. However, even the best-laid plans can hit snags. Remember that as you’re traveling, checking in, and going about your vacation, you’re there to have a good time, create memorable experiences, and bond with your family. The rest is all just details.

Hiking is fun, and an excellent way to enjoy the outdoors. But it can become dangerous for the unprepared. Even a short day hike requires planning. Lack of experience or proper planning causes nearly 75% of all search and rescue requests. Sometimes even experienced hikers do not return on time or encounter life altering disasters, such as broken bones. So, whether it’s your first hike or your hundredth, it is always important to plan and prepare.

These ten tips will help you do that.

  1.   Leave a Detailed Trail Plan

Make sure you tell someone where you are going, which trails you are hiking, and when you plan to return. Also, check in with whomever you shared your plan with, to let them know when you get back.

Your hiking plan should include:

  2.   Study Your Trail

Before ever setting foot on your chosen trail, you should have a good idea of what it looks like, and what is physically required to successfully complete the hike. Most trails are rated, and you can find their rating in online hiking databases. Of course, you want to choose a trail suitable for your level of expertise.
Know the terrain, so you can wear the proper clothes and take the necessary equipment. For example, walking shoes are fine on a level, well-traveled trail, but you will want boots for rocky, steep areas.

As a standard rule, it takes twice as long to hike up a trail as it does to hike down. Allow 2/3 of your time for ascent and 1/3 of your time to descend.

  3.  Never Hike Alone

Avoid hiking alone. Hikers are must less likely to panic in an emergency situation if they are with others. Consider these tips:

  4.   Dress Appropriately

Select clothing based upon your hiking environment and the expected weather. Do not underestimate the importance of dressing appropriately. In a survival situation, the clothes on your back and any clothing you carry with you will be your primary source of protection and shelter.
Be aware of the best fabric for hiking clothes. Avoid cotton, which absorbs moisture and can lead to hypothermia, and choose from fabrics that wick moisture, dry quickly, and conserve heat. Layer your clothing, rather than wear one heavy item. If you get too hot, you can always remove a layer. Always pack an extra layer of clothing in case you need it.

Wear bright colors so if anything happens, you can be spotted quickly. Do not dress yourself or your children in camouflage for hiking.
Wear boots or hiking shoes to support your ankles. Make sure you do not wear new shoes on your hike; painful blisters may form if your feet are not accustomed to the shoes. If you are staying on level, well-maintained trails without rocks, walking shoes are okay for hiking.

  5.  Take Adequate Supplies

Take enough food to last for the anticipated length of the hike. Remember, however, that water is more important than food, so if you have to trade off, choose water. Toilet paper is welcome on a longer hike. A knife, one with useful attachments, could literally save your life. Take a simple first aid kit with the basics: gauze and bandages, anti-bacterial cream, prescription medications, and aspirin. Take sunscreen if hiking in the summer sun, and lip balm to prevent chapped lips.

A map and a compass are essential. A GPS unit is great, but may not work in every area. Take both a lighter and matches. A lighter may run out of fuel, and matches can get wet; having both gives more options. Since over 75% of all search and rescue calls involve cellphone use, take one with you. Just remember that if you are going far into the back country, your cell phone may not work.

  6.   Stay on Marked Trails

When you hike, stay on clearly marked trails, unless you have a great deal of hiking experience. Taking shortcuts and “bushwhacking” can cause erosion, and both greatly increase your chance of getting lost. Pay attention to trail markings and landmarks.

  7.  Prepare for Emergencies

You should consider carrying these signaling devices:

  8.  Know Your Limitations

Choose a trail that meets your physical and mental capabilities. Remember coming back up a trail is much harder than going down it. Also, do not push yourself too hard. Take a ten-minute break every hour, or more often if you feel you need to do so. A break helps you recharge your energy level. Fatigue and unexpected conditions, such as change in weather, may require you to postpone or shorten your hike. Remember, you can go on your hike another day.

  9.   Know Potential Dangers

Be aware what wild animals live in the area where you’re hiking. Wild animals may look cute, but they are protective of their young, unpredictable, and territorial. Most of the time, animals are afraid of humans and will run away. But you should never approach or attempt to feed wild animals, because that is when most injuries occur.

Watch where you are walking, and look out for snakes and spiders. Kicking the occasional stone or talking while you hike will usually warn them you are coming, so they can get out of your way. Be able to identify poison ivy, oak, and sumac, so you can avoid them. Protect yourself from insect bites, and carry your epi-pen, if you have had an allergic reaction in the past.

  10.   Use Common Sense

When you are hiking, use common sense. Many hikers become injured taking chances or making thoughtless snap decisions.
It is especially important to use common sense if you become lost. Stop and analyze your situation. If you are sure you can make your way back to your trail, do so. Otherwise, stay where you are, to avoid getting even farther away from the trail.

No matter how long your hike is or how difficult or easy the trail, hiking can become dangerous without adequate preparation and planning. If you follow these ten tips for hiking safety, your hike will not only be safe and enjoyable, but also provide memories to share in the years ahead.

Sunriver and Bend are near each other, and both offer easy access to the beautiful nature that Central Oregon is known for, but they are different in key ways that can significantly impact your next trip.

Here are a few of the top benefits of Sunriver worth remembering.

Sunriver Is Smaller, Quieter, and More Peaceful Than Bend

If you’re looking for a peaceful place to stay during your Central Oregon vacation, Sunriver is the better choice. It has a population of just over 3,000 people vs. Bend’s population of 100,000, making it a smaller and quieter town. You won’t have to worry about long lines at restaurants or tourist attractions like you would in the larger city. You can also get around town more easily, avoiding traffic jams and crowded streets. In fact, you might prefer simply parking your car when you arrive and then spending the rest of your time biking or walking.

Both Sunriver and Bend host tourists, but with Sunriver’s lower population, the area in and around the town is less crowded and more relaxed. You can enjoy a peaceful getaway with all the amenities of a city — and without the throngs of tourists.

Sunriver has more Snow then Bend

Sunriver gets more snow than Bend because it is located at a higher elevation and closer to the Cascade Mountains. Sunriver is located at an elevation of 4,200 feet above sea level, while Bend is located at an elevation of 3,600 feet above sea level. This difference in elevation means that Sunriver is colder than Bend, and cold air can hold more moisture.

In addition, Sunriver is located closer to the Cascade Mountains than Bend. The Cascade Mountains act as a barrier to the prevailing winds, which come from the west. This means that the mountains block the warm, moist air from the Pacific Ocean from reaching Bend. As a result, Bend receives less precipitation than Sunriver.

The combination of a higher elevation and closer proximity to the Cascade Mountains means that Sunriver receives more snow than Bend. This makes Sunriver a popular destination for winter sports enthusiasts, such as skiers and snowboarders.

Here is a table comparing the average annual snowfall in Sunriver and Bend:

LocationAverage annual snowfall (inches)Sunriver60Bend30

As you can see, Sunriver receives twice as much snow as Bend on average. This makes Sunriver a great place to go for a winter vacation if you’re looking to enjoy snow activities.

If you’re looking for a winter vacation destination with plenty of snow, Sunriver is the perfect place for you.

You Enjoy Easier Access to Nature and Outdoor Recreation

Sunriver is situated near a few of the best outdoor recreation spots in Central Oregon, like the Deschutes River, the Mt. Bachelor ski area, and several nearby state parks. Bend is also near a couple of these locations, but Sunriver puts more right outside your door while offering ample nature activities. Whether you want to go hiking, fishing, biking, or skiing, many options are within a short drive from Sunriver or in the town itself. You’re sure to find something that appeals to your sense of adventure.

The Restaurants and Shops in Sunriver Are More Family Friendly

Although Sunriver is small, there is something for everybody there, including plenty of restaurants and shops tailored to families. From ice cream parlors and arcades to kid-friendly restaurants and elegant tablecloth fare, you’re sure to find something that speaks to everyone.

Lodging and Vacation Rentals Are More Affordable in Sunriver

You can find various lodging and vacation rentals in Sunriver that are much cheaper than what’s available in Bend. Whether you’re looking for a hotel, cabin, or condo, there are plenty of affordable options, including larger homes where family and friends can stay at a lower price per person. Since many properties offer discounts during the off-season, it’s even easier to save money when planning your vacation to Sunriver.

You Can Still Visit Bend Without the Commitment

Both Sunriver and Bend offer shopping and quality watering holes. If you are a fan of downtown areas and nightlife, driving up to Bend is fairly easy while not having to commit to the busier atmosphere. You can experience all that the city has to offer, like breweries and live music venues, and then head back to Sunriver for a more relaxed atmosphere. Your family can balance their needs better — and be more well rested between adventures.

Sunriver: A Comfortable Home for Your Next Central Oregon Trip

With activities that cater to family members of all ages, Sunriver provides all the benefits of Bend in a smaller, calmer, and more affordable atmosphere. That experience also extends to where you stay. Casago offers a wide range of accommodations to fit your unique needs and any size gathering.

Sunriver, Oregon is home to some spectacular scenery. Still, this year you get an added treat – and it has nothing to do with the landscape. The annular solar eclipse will be on display on October 14th. If you or your family haven’t seen an annular eclipse before, this is their chance to see it first-hand while surrounded by some of the best topography and activities Central Oregon has to offer.

What is the Annular Solar Eclipse?

An eclipse is when the moon passes between the sun and Earth, blocking the sun’s rays from reaching the planet. The moon can completely hide the sun, referred to as a total eclipse, or pass over a section of the sun, known as a partial eclipse. A third type of eclipse is similar to a total eclipse but slightly different. An annular solar eclipse occurs when the moon is so far from Earth that it is too small to block the sun entirely, resulting in a bright ring around the moon’s edge where it peeks through. This ring is called the “ring of fire.”

When Is the Annular Solar Eclipse?

The eclipse will be viewable in Oregon on October 14th, starting at 8:05 a.m. It will last a total of 2 hours and 36 minutes. It will reach annularity at 9:19 a.m. and last 1 minute and 38 seconds.

To understand how the annularity will look in Sunriver, click here.

Why View the Eclipse in Sunriver, Oregon?

The annularity will pass over Sunriver but will not be fully visible in Bend, making Sunriver a terrific place to view it in Central Oregon. Sunriver is also an ideal spot for viewing sky events day or night. The observatory and the Oregon Chapter of the International Dark Sky Association recently announced Sunriver as the newest addition to the IDA International Dark Sky Places Program. The town is listed as a Dark Sky Friendly Development of Distinction – the first location in Oregon and one of 142 locations worldwide.

Where to View the Annular Solar Eclipse

The eclipse will be impossible to miss outdoors, but viewing an eclipse is not as simple as looking up at the sky. The brightness of the light can seriously damage your retinas unless you take proper precautions. This is true during the entire 2 hours and 36-minute show, including the “ring of fire” stage.

The Sunriver Nature Center and Observatory will host a special event from 8:30 a.m. to 10:30 a.m. They will provide protective eyewear for all attendees, have various telescopes ready, and have staff astronomers on hand to educate visitors on the sun and guide everyone through the eclipse.

Other Things to Do in Sunriver in October

October is a terrific time to be in Sunriver because it is cooler than summer. There are outdoor activities for the entire family, including swimming, biking, boating, fishing, and indulging in expert golf courses. For more about fall activities, click here. If you have the time, you can also stay there until the end of the month to experience Halloween. Sunriver hosts events celebrating the spookiest time of year. Even if you need to cut the visit short, the town is also family-friendly, which makes it a great place to take the entire family.

Other Ways to View the Annular Solar Eclipse

Here are some tips for viewing the eclipse on your own.

Wear approved eye protection: Don’t look at the eclipse at any point with your naked eye or through sunglasses, color film, X-ray film, or smoky glass filters. Only use eclipse glasses rated as ISO 12312-2, and purchase them from reliable vendors. Some fake glasses exist that state they are ISO-certified or CE certified. Look specifically for those rated as ISO 12312-2.

Make a pinhole projector: You may have learned this solution in elementary school. You will need two sheets of material, such as cardboard, paper plates, or printer paper. Use a pin or needle to create a hole in one of the two sheets and place it between the sun and your second sheet. The sunlight will pass through the hole in the first sheet, and as the moon moves in front of the sun, it will cast a shadow in front of the sunlight. The further away you place your second sheet, the larger the sun will be for easier viewing.

Make an eclipse projector: This works the same as the two sheets, but you are wearing a rectangular box like a helmet in this case. Cut a hole in the bottom of the box to fit your head and tape a white piece of paper on an inner wall you will face. (Position the rectangular box so the wall is furthest away from you.) On the opposite side of the box (behind your head), cut out a small, rectangular piece of the box in the upper center of that side so that the sun’s light will pass over your head and onto the white sheet of paper. Tape a piece of aluminum foil over that section and prick the aluminum to create the hole where the light will pass through.

This option is excellent for blocking out other light around you for a bright look at the eclipse. The box can be as large as you like, allowing for more than one person’s head at a time. The longer the box is, the bigger the image.

Create a telescope projector or binocular projector: Don’t look directly through the telescope or binoculars. Instead, use them to cast the light onto another surface, such as a piece of paper. All you need is a tripod to hold the telescope or binoculars still. You will need to cover up one of the two lenses of the binoculars.

If you plan on renting a property, you will enjoy some significant benefits. Two of the biggest are paying off your mortgage faster and gaining additional income. At the same time, managing a rental property brings unwelcome surprises. Maintaining the home, finding renters, and managing expectations can be challenging, especially when juggling other life responsibilities.

Property management companies will do the work for you. Still, you may be hesitant to hire one because they charge a monthly fee that, at first glance, seems to reduce your profits. But there are many reasons why hiring one is still worth the investment, including maximizing profits.

What is a property management company, and what benefits does it bring? Here is everything you need to know.

What is the Function of a Property Management Company?

A property management company’s primary function is to manage rental properties on behalf of clients, and their work involves many different roles.

They Act as Your Direct Contact for Renters

Property management companies act as the direct contact with renters, handling all check-in, check-out, and rental requests during their stay. By being their first point of contact, the company lightens the load and time you must devote to the property.

They also do the important work of listing and marketing your property to ensure you get maximum exposure to prospective tenants and keep money coming in. Their expertise in knowing how to market properties effectively in your area and get top dollar maximizes your returns, helping to offset their cost and even increase your profit over the long run.

They also vet applicants for creditworthiness and other criteria, ensuring you have reliable and responsible renters collecting who pay on time. Additionally, they ensure that all the amenities promised in the lease agreement are provided to renters.

Altogether, their work ensures that the rental property is managed efficiently and profitably, generating more income for you.

They Handle All Cleaning and Maintenance

Property management companies handle all the cleaning and maintenance of rental properties, including short-term rentals, such as vacation properties. They also maintain supply stock and provide additional services such as home repairs, landscaping, pest control, or other related services that ensure your property is properly maintained and stays in tip-top shape, maximizing its value.

They Help You Run Your Business More Effectively

Property management companies also help with backend needs. They organize rental paperwork, create and maintain detailed records, and provide rental and other financial advice to bring you the highest returns for your investment throughout the year. Their expertise helps you quickly identify potential problems and work with you to take appropriate action to ensure maximum returns.

They Assist with Difficult Tenants

In the world of renting, not everything goes to plan. Now and again, you may run across issues with renters, and some issues can become quite serious, even leading to a lawsuit. Theft is one common example.

Property management companies also protect you from legal problems by working with your tenants to solve issues promptly to avoid lawsuits. If the issues persist, the company will aid with eviction proceedings, ensuring that all relevant laws are followed.

They Improve Your Home’s Safety

Issues like theft can also come when the home is vacant. This is especially true if you live far away. The threat of robbery increases when the house isn’t checked or maintained correctly.

Property management companies help prevent damage to your property when it sits empty between tenants. They also conduct regular home and yard inspections to prevent break-ins or squatters and ensure that the property is always clean, safe, and secure. They also respond quickly to alarm activations and fire, and flooding. Their timely responses helped reduce home damage to help you maintain ideal profits.

How Much Do Property Management Companies Charge?

As you can see from above, the list of duties of a property management company can be extensive. So what do they charge?

On average, the companies charge between 8% and 12% of the monthly rent for long-term rentals or around 20% to 30% (client, please confirm in your area) for vacation rentals. Some companies also offer fixed-rate services and may even request that option for empty properties to cover the costs of overseeing maintenance work and visiting the properties to spot break-ins or squatters.

A third option is a guaranteed income fee model in which you receive a guaranteed rental income, and the management company takes on any losses or excesses. This option works particularly well for areas of high seasonality.

How do I Get a Property Manager for My Rental Property?

Finding a property manager is easy. The best opinion is to ask other property owners in your area, but you can also search for property management companies online and include your city name as a guide. You can then confirm with other homeowners and friends to ensure the companies are reliable.

Once you have chosen a company, ask for their references that you can contact to further confirm the company’s reputation.

How do you Choose a Property Management company?

Working with a quality management company improves the chances of getting the help you need when you and your renters need it. Here are the best ways to find a quality company in your area:

Make sure the managers have required, up-to-date licenses.

Compare the services, fees, and reputations of each company.

Ensure the companies know local laws and regulations in managing rental property in your area.

Look for companies that are insured in case of a lawsuit.

Ask management companies about their experience dealing with different types of properties and renter issues.

Pay attention to how well they respond to you. A responsive company shows how well they address questions or concerns. If they are slow now, they may be a bad choice for you and your renters later.

Take a careful look at the contract to avoid hidden charges.

Is it Worth It to Have a Property Manager on One Property?

It doesn’t matter if you have ten properties or just one; a property management company is invaluable in helping you manage your rental property and keeping it safe, secure, and in good condition.

With some research, you can be sure that your rental properties are managed appropriately so that you can enjoy all the benefits of renting without any of the headaches.

An investment property is a smart way to add annual income or pay off an additional mortgage for faster ownership, but the benefits continue beyond there. You also enjoy many appealing write-offs along the way and a higher selling profit when your home appreciates.

Essential to solid returns is the location. A vacation home in a high-demand area is an ideal place for an investment property. In the case of Sunriver, Oregon, the high demand combined with year-round beauty and ample outdoor activities enables you to rent your home more often throughout the year for more significant income potential while enjoying strong appreciation over time.

To ensure that you get off on the right foot, here are a few basics to consider when buying a vacation home as an investment property.

Know the Difference Between a Second Home and an Investment Property

Knowing the difference between the two will affect your taxes and mortgage amounts. Here are the two classifications of properties:

From a lender’s perspective, a mortgage for a second home is not all that different from that of your primary residence, which helps keep the rates low. For an investment property, you will face an issue of higher interest rates and a higher down payment of around 25% or more. Still, you can budget your purchase accordingly and choose from different mortgage types to help you meet your needs:

Is It Best to Have a Timeshare or Own a Vacation Property?

A timeshare, as the name suggests, is an agreement where you own a specific amount of time of a residence instead of owning the home outright. You will need to pay up front for the ownership (non-traditional mortgages are available), and you are required to pay annual dues. There is also a minimum period to own your timeshare, often 25 years.

Whether you can rent it out depends on the type of ownership (deeded vs. right-to-use) and other factors outlined by the timeshare company. Still, in most cases, you can rent it.

A vacation property is a home that you own entirely and doesn’t come with limitations on timing or the other mentioned factors. This makes a vacation rental the preferred choice as an investment property.

What Is a Good Return on an Investment Vacation Rental Property?

Typically, a good annual return is 10% on your investment on short rentals and between 5% and 10% for long-term rentals.

A few factors to consider in the math are:

How Much Should You Spend on a Vacation Rental Property?

The typical spending amount is 10% to 15% of your net worth on a vacation property purchase price, excluding your down payment.

Does It Make Sense to Invest in Rental Properties Out of State?

Investing out of state can be a smart move in any area of the U.S. if:

How Do I Get Started in Rental Property Investments?

Now that you have a clearer idea of the factors worth considering before buying your home, here are a few steps to simplify buying and managing.

  1. Start by reviewing your potential ROI before you shop. Play with the numbers by reviewing factors like property values in the area, tax requirements (second home vs. investment property), annual rental pricing, and potential costs for insurance, repairs, management, and utilities (both with and without renters). Look at all the pricing annually, not just when the area is in peak season.
  2. Determine your final budget and financing options.
  3. Search for the highest-demand properties for your budget. Prioritize using a real estate agent with expertise in the area.
  4. Re-crunch the numbers again based on homes in the immediate area of the one that you want.
  5. Make an offer.
  6. Once the home is yours, start managing your property. Finding tenants, collecting rent, and maintaining the property is often a great deal of work, especially if you don’t live nearby. This is why working with a local property management company is a smart choice.
